Earlier this week, U.S. Department of Housing and Urban Development issued timely guidance to protect tenants and homebuyers from discrimination when housing providers, lenders and others use AI tools for housing-related services. The guidance covers responsible use of AI and algorithms in tenant screening services and in online advertising of housing and mortgages. The guidance makes clear that using AI doesn't shield landlords and lenders from their responsibility to provide access to housing and credit fairly and in a nondisriminatory manner under the Fair Housing Act. AI has incredible potential in the housing field (from homebuilding to homebuying), but it must be deployed responsibly and equitably, especially when people's homes and opportunities to build wealth are at stake. I'm hitting the road this spring with colleagues from the U.S. Department of Housing and Urban Development to lift up housing innovations from communities across the country and share what we learn with state, local and federal leaders... and all of you! We're calling this the "Road to Innovation" tour, and I was delighted to kick it off in the Great Lakes region with visits to Detroit and Minneapolis to discuss how technology can help expand access to homeownership and wealth-building, to tour affordable housing developments that use modular building technologies to bring down the costs of construction, and to understand how public housing authorities are leveraging funding and flexibilities that HUD provides to expand the supply of quality affordable housing and improve energy efficiency. The “Road to Innovation” tours will culminate in Washington, DC with HUD’s Innovative Housing Showcase on June 7th through 9th on the National Mall. This is unprecedented funding to address climate change impacts on communities across our country, including energy-efficient and net-zero affordable housing. Congratulations to all the awardees announced today and to US Environmental Protection Agency (EPA) for this historic investment in people, places and planet.

Ever wonder what a PD&R PDAS does? I can tell you: I stand on the shoulder of giants! Never has that been clearer than after reading all of the incredible contributions to the "PD&R at 50" series in our online magazine, the PD&R Edge. We've spent the last year celebrating PD&R's 50th anniversary by learning from our past to build a better future. I summarize what I learned from reading the series in a new leadership message, which just went live today. Here's the TLDR: it is the talented people of PD&R (their brilliance, creativity and passion for service) that have powered HUD through five decades of evidence-based policymaking to improve American communities and provide safe and affordable housing for all, and it is the people of PD&R who will continue to power us forward and deepen our impact in the years ahead.
