It was very difficult to arrange a time to see a property by this company, and we tried multiple times. They offered very limited times (nothing on the weekend), and they seemed uncooperative, overall. It was difficult to reach them by phone, which added to our suspicion of the legitimacy of the company, and it contributed to us not wanting to rent with them.

These people are indeed scam artist. Please believe the reviews. I spoke to Lori 2x to schedule an apartment viewing. She said the required credit score was 720 (which is usually high but not a problem for us - I now think this is to have grounds to deny most renters) and to bring $50 cash for the application fee (also unusual, who decides to apply on the spot?).
The apartment has been listed for months at below market rate. Theres no way they can't find a qualified renter unless they aren't actually trying to rent the place. We make 4.9x the month rent and have credit scores well above 720 yet they won't rent to us? SCAMSCAMSCAMHelpful 2Thanks 2Love this 1Oh no 2 - Sean D.Valencia, CA182Mar 27, 2023
Originally, I got the impression that this company wasn't real because of the application process seemed difficult and unusual.
I made a review before doing my due diligence and I stand corrected.
If you make a mistake sometimes the best you can do is FIX it and be big enough to admit it.
They are a real company, they are just highly selective about who they push through with their applications which is a great benefit to the property owners.
I did in fact speak with someone who explained the process and answered any questions that I had.Helpful 0Thanks 1Love this 1Oh no 0 - Julia G.Los Angeles, CA1225Feb 18, 2023
Ive just been scammed by California Real Estate Service. Now i see they already have been reported to Bad Business Bureau, and i see multiple situations similar to mine here on Yelp with this company. Chubby dark haired tall guy comes on a truck, shows you the apartments but can't answer any questions - says call the office. Doesn't even go inside while people are viewing apartments. He then takes your $45-50 for application and gives you a receipt and email address to send all your paystubs, ID, W2 and application to. then they don't return your calls or emails. Apartement listings keep getting expired, and then they post them again. They lure you in with 25% off first year. Going to the cops tomorrow. They don't intend to rent out any apartment to you. That's why the apartments are being posted for months and months, at very competitive prices for the area. Red flags - they tell you credit report takes 7-10 business days (unheard of - ask anyone), when you arrive to the address there isnt ever a sign outside that they are currently leasing, their office number is answered by same lady with very distinctive voice even late in the evenings. Shame on you.

If I could rate .000000000001 I would. This company is a scam, PLEASE DO NOT fall for their antics. They will take your money for the application and never call you back.

I should have read these reviews before I moved in. Deeply dishonest management company. When our oven broke, they asked me to sell it and split the earnings with them then did not replace it. When I found a replacement they said that they were not liable to make repairs.
The owner Jerry Wahlin also likes to drive by and look into our front yard and insists on keeping the hedge in front at a height he can clearly see children playing in the front yard. When water was running into our living room I was told they would not repair it because the building is a tear down. I have been pressured to sign a new lease in order to get repairs done.
MAKE SURE YOU GET EVERYTHING IN WRITING. They love to say, "Call the office". This way there is no paper trail for their shady dealings.Helpful 6Thanks 1Love this 1Oh no 1 - Jim W.SoMa, San Francisco, CA02Apr 18, 2023
The WORST EVER. I feel like they just wanted to collect the $50 application fee. I have great credit and was applying for a rental house. After a couple of weeks of calling and talking there was never a decision. I let them know I had sold my house and was expected out on a certain date. With a few weeks to get this done I figured this would be easy. If they accepted me great and if not that's ok also. There was never a decision. At the end I guess by not answering and never calling me back that was there way of answering. A simple no thank you would have been much better. They have the right to pick the best tenant for them. The bad rating if from the string along.

SCAM SCAM SCAM. It hurts that Yelp forces you to select one star.
I Called to confirm receipt of my application and to remove my application from consideration after reading the reviews here. When I asked her to reply to my email stating they would remove my application from consideration, she said her computer has no internet. But minutes later stated she would send an internal email to push along my request. This was "Jennifer Olson" from the front desk who has no access to the application, when asked for contact information for whomever does have the access. Nothing. My wife called just minutes later and Jennifer refused to give her last name. Gave her the run around that they can be found on all of the popular listing sites. I wonder why? Just fishing for their new targets. The guy w the truck. Black hair, glasses, chubby, that takes the cash for the applications is just as guilty. Forget the cash, it's the fact that personal information is sent to these assholes via the application. These people are the worst of the worst preying on the hope of hardworking ppl looking for a new home to live in. If you see the name Erich Kroy or California Real Estate Service STAY AWAY!!!Helpful 3Thanks 1Love this 2Oh no 2 - Sally M.Los Angeles, CA12211Feb 8, 2022
There seems to be a Craigslist scam going on here. The house has been listed on Craigs (only) since October of last year. They hold showings, take your cash, say that they will let you know if you have been accepted or not and then despite two phone calls and one email never get back to you. I go into detail on my podcast. They women in the office are "nice" and keep saying I will get a response but my application was submitted over a month ago so seems like a racket to me. Looking at some of the other reviews on here it seems like the same thing for different properties...listing nice properties at low prices so broke folk won't be able to hire lawyers when they get scammed. Well, even some of us losers have podcasts!
