RENTAL RATE SCHEDULE<br />

<strong>Fraser</strong> <strong>River</strong><br />

<strong>Port</strong> <strong>Authority</strong><br />

All rents paid to <strong>the</strong> <strong>Fraser</strong> <strong>River</strong> <strong>Port</strong> <strong>Authority</strong> are subject to a fee that equals 1% of annual rent (to a maximum of $50/year). <strong>Fee</strong>s<br />

will be put towards an Environmental Contingency Fund that addresses unresolved, historical environmental problems within <strong>the</strong><br />

<strong>Fraser</strong> <strong>River</strong> <strong>Port</strong> <strong>Authority</strong>’s jurisdiction. This fee will be added to invoices.<br />

Rent Rate Calculation/Notes<br />

UPLAND SITES Variable Rent for <strong>Port</strong> <strong>Authority</strong> Upl<strong>and</strong>s is based on independent appraisal of<br />

(lease, licence, or permit)current market value for sites in <strong>the</strong> area.<br />

WATERLOTS Variable Rent is based on 8% of Total Utility Value. (For details, see p. 16–17,<br />

(lease, licence, or permit) Information <strong>and</strong> Guidelines for Tenants.)<br />

LOG STORAGE Variable Rent is based on percentage factor relating to storage location <strong>and</strong> base<br />

(lease or permit)zonal value. (For details, see p. 15, Information <strong>and</strong> Guidelines for Tenants.)<br />

UTILITY LICENCE Variable Rent is 8% of 25% of Waterlot Utility Value. (For details, see p. 16–17,<br />

Information <strong>and</strong> Guidelines for Tenants.) Crossing area calculated by<br />

dimensions of corridor plus minimum 3m buffer on ei<strong>the</strong>r side.<br />

Applies to crossings, outfalls, overhead wires, <strong>and</strong> o<strong>the</strong>r uses made<br />

by public utilities.<br />

SITE RENTAL BY $500 minimum Rent applies to l<strong>and</strong> or waterlots rented by municipalities for public use<br />

MUNICIPALITIES <strong>and</strong> access purposes (eg. parks, public moorage). Not applicable if any<br />

on-site commercial use.<br />

The <strong>Fraser</strong> <strong>River</strong> <strong>Port</strong> <strong>Authority</strong> is implementing new fees for tenants <strong>and</strong> revising some of its existing rental<br />

rates. The new fees <strong>and</strong> revised rates will take effect May 1, 2003.<br />

Q. Why is <strong>the</strong> <strong>Fraser</strong> <strong>River</strong> <strong>Port</strong> <strong>Authority</strong> implementing new fees?<br />

Under <strong>the</strong> Canada Marine Act, <strong>the</strong> <strong>Fraser</strong> <strong>River</strong> <strong>Port</strong> <strong>Authority</strong> must be financially self-sufficient. It is not a taxpayer-supported<br />

organization <strong>and</strong> actually pays annual stipends to <strong>the</strong> federal government. Consequently, revenues must cover costs. Given <strong>the</strong> rise<br />

in costs, it has become necessary to implement fees to recover some of <strong>the</strong> expense of processing applications <strong>and</strong> servicing tenants.<br />

Q. Why is <strong>the</strong> <strong>Port</strong> <strong>Authority</strong> revising some of its rental rates?<br />

Some of <strong>the</strong> rental rates charged by <strong>the</strong> <strong>Port</strong> <strong>Authority</strong> have fallen behind market rates. The revisions bring <strong>the</strong>m into parity with<br />

commercially accepted rates <strong>and</strong> those charged by o<strong>the</strong>r government organizations.<br />

Q. When do I pay <strong>the</strong> new fees?<br />

This varies according to <strong>the</strong> type of fee. In general, most application fees must be paid at <strong>the</strong> same time <strong>the</strong> application is submitted to<br />

<strong>the</strong> <strong>Port</strong> <strong>Authority</strong> for processing. Service fees must be submitted before requests are processed. Detailed instructions are provided on<br />

<strong>the</strong> schedules.<br />

Q. How do I pay <strong>the</strong> fee?<br />

<strong>Fee</strong>s can be paid by cash or cheque. Credit cards are not accepted. Payments can also be made in person, delivered by courier, or sent<br />

by mail to <strong>the</strong> <strong>Port</strong> <strong>Authority</strong>’s office.<br />

Q. What are <strong>the</strong> new fees <strong>and</strong> rental rates?<br />

<strong>Fee</strong>s are detailed on <strong>the</strong> <strong>Fee</strong> <strong>Schedule</strong>. Rental rates, including those that have not changed, are provided on <strong>the</strong> Rental Rate <strong>Schedule</strong>.<br />
